Curative Work

Once the title search is complete, we move on to the curative work, also known as title clearance. Our team works to ensure that the title is free from all defects prior to closing. This process involves ordering payoff letters for mortgages and addressing any judgments or liens on the property. Our goal is to resolve any potential issues, ensuring that there are no known threats to title or ownership rights when you reach the closing table.

Title Insurance

To provide ultimate protection for your investment, we offer title insurance for both owners and lenders. Title insurance safeguards against hidden risks or threats to a property's title that may not be discovered during the initial search. Common risks include forgery, fraud, errors in public records, and claims from missing heirs.

We provide two types of title insurance policies:

• Lender's title insurance, also known as a loan policy, protects the lender's interest for the life of the loan.

• Owner's title insurance provides long-term protection for homeowners and their heirs for as long as they own the property. Owner’s title insurance is available in standard and enhanced policies.
